Steamed beech pattern, with threshold, three-point closing, fitted with safety-lock, MABISZ qualified, with Judas-hole and door-numbers

Internal doors:Subsequently installed, with cardboard web insert and MDF frame. Inside lockable design. Colour and door fittings - choice of 4 options

Apartment windows and balcony doors:
White plastic with internal steel bracing. Side hung, tilt and turn
function, one in every room. Possibility of installing shutters later on is
assured for the apartment owners.

Floor coverings:
Rooms:
Laminated parquetry of minimum wear resistance 12,500, with
skirting board. Sound-deadening felt paper underlay, minimum 4
colour options.

Apartment entrances:
Ceramic floor tiles, 30x30 or 20x20 cm 1st class quality. Made from
Hungarian or imported materials, 4 colour options.

Bathrooms and lavatories:
Ceramic floor tiles, 30x30 or 20x20 cm 1st class quality. Made from
Hungarian or imported materials, 4 colour options.
Kitchens:    Ceramic floor tiles, 30x30 1st class quality. Made from
Hungarian or imported materials, 4 colour options.

Balconies:
Frost resistant ceramic floor tiles, 30x30 or 20x20 cm 1st class quality. Made from Hungarian or imported materials

Wall claddings:
Walls:
Gypsum plastering, three-coat disperse painting. White, no options

Ceilings:
Gypsum plastering, three-coat dispersion painting. White, no options

Bathrooms:
Glazed tiles up to approximately  200 cm high or to door frame height, 1st class quality. Made from Hungarian or imported materials, 4 colour options .Above tiles - paint, same as the other walls

Kitchens:   
60 cm strip covered with ceramic tiles between the kitchen furniture
worktop and the upper cupboard, 1st class quality. Hungarian or
imported materials, 4 colour options

5.  Building engineering
Gas supply:
Gas will be supplied only for the central heating system. It is not possible to supply gas to the individual apartments.

Heating:
The building complex has central heating. The Boiler room is on the Ground floor. Horizontal heating pipes will be placed in the concrete screed, while the vertical pipes run through the service shaft created for this purpose. Heating units are white plate radiators. Heating power consumption for each apartment are metered using individual calorimeters and controlled by thermostats installed in the apartments or by thermostatic valves on the radiators.

Plumbing and drainage:
Hot drinking water is supplied from the central boiler on the ground floor.
Individual discharge-meters for each of the apartments measure hot and cold water consumption.
The common drainage network uses galvanized steel pipes, while inside the apartments plastic-lined flexible piping is
being installed.  Materials of the sanitary conduit-type sewer are PVC and KG PVC.

Sanitary:
Kitchen sink:
Connection to sink and dishwasher provided           
Hand basins: White porcelain.
Bathtub: Built-in white enamelled pressed steel bath.

Lavatory:
White porcelain, abutting water-closet pan       
Flushing tank behind the WC, with component thumb-button activator.

Washbasin faucets:
Chrome coated single-arm mixing valve, with ceramic insert.

Bath and shower combination valve:
Chrome coated single-arm mixing valve, with ceramic insert. Chrome, flexible shower hose and wall-mounted showerhead.

Washing machine connection fitting:
Washing machine connection, for water supply and outlet for every apartment.

Ventilation:
Blind (windowless) bathrooms and lavatories will have individual extractor fans. These carry the stale air directly up to the roof through a common collecting air passage. Ventilation of the pantry cabinets is similarly designed. Windowless kitchens will have access to the ventilation passage.

6. Electric system

Energy is supplied through the building's own electric substation. Every apartment has its own electric meter. These are situated in the stairways at a central location on every floor. Sub-distributors inside the apartments will be mounted over the entrance doors.  Every apartment will be provided with 3x16 A power supply. When calculating the requisite power supply, the power requirement of the electric cooking apparatus in the kitchen was taken into account. It is possible to increase capacity if needed. The different functions of the apartments are served by separate circuits. The electric hotplate has been provided with the appropriate connector. All electric installations comply with the relevant Hungarian standards. All power connections are linked to the central grounding system.

Power-current connections:

Rooms: In the living rooms, one plug socket will be installed for the use of electric appliances for every commenced 5 m2 of area. In other rooms there will be one separate socket for a TV set. In all rooms, connection for ceiling-lamp with two-circuit switch.

Kitchens:  2 double sockets above the counter for the freezer/refrigerator and the extractor, one for each, facility for connecting hotplate, socket under the counter for the dishwasher. Connection for ceiling- lighting fitting with switch.

Bathroom: two sockets, one for the washing machine, one for other use. Connecting point for mirror lamp, connection for ceiling-lamp with two-circuit switch that also activates the extractor fan.

Balcony:  Lighting fixture mounted on the outer side of the wall, switch on the inside. Electric accessories, white "LEGRAND" or "PRODAX" types, or equivalent other

7. Low voltage electricity

All apartments have a two-way intercom door opening system.
Telephone conduits will be installed for every room. Contacting the telecommunications company and placing an order with it is the responsibility of the buyer.
All conduits for the TV cables in the living spaces will be in place, without cables. Contacting the telecommunications company and placing an order with it is the responsibility of the buyer.


Seller reserves the right to freely modify the above-described specification and to replace it using equivalent or higher-quality components.

VARIATIONS

Variations in the above technical specifications may only be chosen from the range offered by the Developer (hard finishes, soft finishes, interior doors).
A basic precondition for the implementation of any variations is that the variations be ordered in good time.

Conditions for the implementation of variations:
Ordering of the variations in good time, and payment within the term set by the General Contractor. It is possible to arrange a consultation with the General Contractor and with the consultant designers in this regard. The first such consultation will be free of charge, and all further consultations will be charged at a rate of HUF 30,000 + VAT per hour, payable for each occasion and at the time of the consultation. If the parties agree on the modifications, the General Contractor will prepare revised plan drawings, and will arrange for the preparation of the quotation, which will include the fee for the planning as well as the actual construction work.
He will also see to it that the price quotation is sent to the Buyer as soon as possible. Following final approval by the Buyer, and payment of the agreed charges, the General Contractor will then be responsible for the accurate execution of the variations.
